Nothing on this platform should be relied upon as the basis for a purchase, sale, or financing decision without independent professional verification.
By accessing or using RenoVision ("the Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Platform. These Terms apply to all users, including free, Starter, Growth, and Pro subscribers, as well as purchasers of individual reports.
RenoVision is a data analytics platform. Its outputs — including RenoScore™ ratings, RenoScope™ reports, suggested basis ceilings, renovation scope estimates, and underwriting models — are generated algorithmically from publicly available data sources. These outputs are informational and analytical in nature and do not constitute investment advice, real estate advice, appraisals, or recommendations to buy or sell any property.
Specifically, the following terms as used on this Platform have analytical, not advisory, meanings:
RenoVision is not a registered investment adviser under the Investment Advisers Act of 1940, nor under the North Carolina Investment Advisers Act (N.C.G.S. § 78C). No employee, contractor, or officer of RenoVision is a licensed real estate appraiser, broker, attorney, or financial adviser.
The RenoScore™ is a composite index of seven market-level indicators for a given zip code: economic strength, home price appreciation, rental demand, cash flow potential, growth trajectory, neighborhood quality proxies, and risk profile. Scores are calibrated to the North Carolina and South Carolina markets using U.S. Census Bureau ACS 5-year estimates, BLS unemployment data, HUD Fair Market Rents, and publicly available home price indices.
Census and HUD data underlying zip scores is typically 12–24 months behind the current market. In rapidly appreciating markets, displayed rent estimates and median home values may understate current conditions. Users should verify current market values with a licensed real estate professional or current MLS data before making any decision.

RenoVision is committed to fair housing principles. The RenoScore™ methodology uses economic and market inputs that may correlate with neighborhood demographics. RenoVision's scores are intended to reflect investment economics, not the racial, ethnic, or national origin composition of any community. Users of this Platform are solely responsible for ensuring their investment decisions comply with the Fair Housing Act (42 U.S.C. § 3604), the Equal Credit Opportunity Act, and all applicable state and local fair housing laws. RenoVision does not sanction and expressly prohibits use of this Platform for any purpose that constitutes illegal discrimination in the purchase, sale, rental, or financing of housing.
Individual RenoScope™ reports ordered on a per-property basis (Standard: $9.99 / Expedited: $14.99) are subject to the same analytical limitations described in Section 2 and Section 3. Specifically:
If a report is not delivered within the stated SLA (24–36 hours Standard, 6 hours Expedited), you are entitled to a full refund. Contact support@renovisionmap.com to request a refund.
Subscriptions are billed monthly by Stripe. You may cancel at any time via the Stripe billing portal; your access continues through the end of the current billing period. RenoVision does not offer prorated refunds for partial billing periods except where required by law.
Your API key is delivered by email within minutes of successful payment. If you do not receive your key within 30 minutes, contact support@renovisionmap.com with your Stripe receipt. RenoVision will deliver a working key within 24 hours or issue a full refund.
API keys are issued to individual subscribers and may not be shared, resold, or distributed to third parties. RenoVision reserves the right to revoke any key found to be in use by multiple users or used in violation of these Terms. Rate limits are enforced by plan tier:
To the maximum extent permitted by applicable law, RenoVision and its officers, employees, and contractors shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of, or reliance on, any output generated by the Platform, including but not limited to investment losses, renovation cost overruns, or lost profits. RenoVision's total liability to you for any claim arising from use of the Platform shall not exceed the amount you paid to RenoVision in the 30 days preceding the claim.
The Platform and all data, scores, reports, and outputs are provided "as is" without warranty of any kind, express or implied, including without limitation any warranty of accuracy, completeness, fitness for a particular purpose, or non-infringement. Real estate markets are dynamic; past performance of any zip code or market is not indicative of future results.
These Terms are governed by the laws of the State of North Carolina, without regard to its conflict of law principles. Any disputes arising under these Terms shall be resolved in the state or federal courts located in Wake County, North Carolina.
RenoVision reserves the right to update these Terms at any time. Continued use of the Platform after notice of changes constitutes acceptance of the revised Terms. Material changes will be communicated via email to active subscribers.
